  • How do I view a property?

    Properties can be viewed by checking out a key Monday thru Friday from 9:00am – 4:00pm. You will need a state issued ID and a $20 cash key deposit. The key deposit is refundable as long as our office receives the key back on the same day before we close at 5:00pm. Keys are checked out on a first come, first serve basis. If a property is shown by appointment only, please contact our office at 804-518-0510. Our office does not have weekend hours.

  • How do I turn in my application?

    Your completed application can be turned into our office. You will also need to bring your stat issued ID, social security card, proof of income for the last 30 days (paystubs) and a $50 non-refundable application fee. Application fees can only be paid in a money order or cash.

  • How long is the application process?

    Application process generally takes about 3 business days. However, we work extremely hard on getting your application processed in the quickest time possible. In keeping with our quick turnaround time, incomplete applications will not be accepted.

  • What are the application qualifications?
    • Gross monthly income must be three times the rent.
    • No rental judgements, unpaid rental balances or unpaid utility bills.
    • Must have a satisfactory rental verification.
    • Must be employed at your job for one year prior to applying. *
    • A nationwide credit and background check will be completed on all applicants.

    *The one year requirement does not apply if you are in the military, if you work in healthcare, if you are a teacher, if you are in law enforcement, if you work in emergency safety or if you are transferring with your current job to a new location. If any of the above applies to you, you must provide a letter of intent from your new employer.

  • When is my rent due?

    Rent is due on the 1st day of each month. As a courtesy, we give a grace period of 5 days. Payments received after 5:00pm on the 5th day will incur a late fee. If the 5th day falls on a Holiday or weekend, please make sure to have your payment into the office prior to the 5th day.

  • How do I pay my rent?

    You can pay your rent in a money order, cashier’s check, cash, personal check, debit/credit*,online payments*. You can now pay at your local 7/11 and CVS stores.

    *Please note we are unable to accept payments over the telephone.

  • How long are the leases?

    All our leases are for one year (12 months).

  • How does the lease signing work?

    Your lease signing is scheduled at the time your security deposit is placed. A lease signing is made by appointment only. A lease signing will not be a same day appointment, nor will walk-ins be accepted.

  • What about pets?

    Not all our properties are pet friendly. If a property is accepting pets, all pets must be pre-approved by the owner and additional restrictions may apply. A pet fee is required and will be ½ of the full monthly rent. The pet fee is a one-time non-refundable fee payable to our office in the form of a money order or cashiers check-certified funds only. Breed restrictions apply.

    The following breeds are deemed dangerous and are therefore prohibited:

    Pit Bull, Rottweiler, Chow Chow, Doberman Pincher, German Shepard, Siberian Huskie, Alaskan Malamute, Akita, American Staffordshire Terrier, Great Dane, Wolf-Hybrid and Perro de Presa Canarios.

After you view a property, should you have any questions or concerns, or if you wish to make a request, they must be submitted in writing. All requests are not guaranteed and are at the full discretion of the owner.**
